Please contact us if you would like assistance with the preparation of your real estate contract. Below are some of the questions that we will need answered, depending on whether you are buying a house or a vacant piece of land. Please consider these questions before contacting our office.  Once we have agreed upon representation and have the above information, we will open a file and begin preparation of a contract. We will let you know of any additional questions that might arise. It will then be sent to you for review and/or edits. Once it is finalized, we will discuss the procedure for obtaining signatures and proceeding to closing.

QUESTIONS FOR A HOME CONTRACT

  1. Exact Legal Name for Buyer as it will read on the deed.
  2. Address, E-mail address, and phone number for buyer
  3. Seller Name. If married, please provide spouse’s name also. (Even though one only one spouse may be on the deed to the property, the other spouse will need to sign the contract and deed to convey good title under NC law)
  4. Address, E-mail address, and phone number for seller
  5. Property Address
  6. Purchase Price
  7. Cash Purchase or Obtaining Financing/New Loan to purchase property?
  8. Earnest Money (It is not required. It will become non-refundable if the Buyer terminates after the end of the due diligence period.)
  9. Due Diligence Money (It is not required. It is given to Seller upon signing the contract and is not refundable even if contract is terminated at any point in time). 
  10. Date for expiration of Due Diligence/Inspection Period
  11. Expected Date you would like to close by
  12. Please list all personal property such as appliances that are not attached to the property that will be included in the sale/purchase
  13. Please list any property that is attached to the structure(s) on the property that will not be included.
  14. Home Owners Association? If there is please provide dues and contact info for the association.
  15. Will Seller and Buyer be paying all of their own expenses and fees?
  16. Will Seller be purchasing a home warranty for buyer?
